HAS YOUR PROPERTY BEEN REAPPRAISED YET?

Postby Jerry on Fri Jan 18, 2008 1:02 pm

Today I received a notice in the mail that the Kanawha County Assessors office has re-assessed my property from last year... to the tune of ANOTHER TWO HUNDRED SIXTY TWO DOLLARS!

ANOTHER TWO HUNDRED SIXTY TWO DOLLARS!

Increased property values (in this case) have come about because of houses selling in my neighborhood. BUT... those houses were sold at INFLATED PRICES DUE TO THOSE HORRIBLE EASY MORTGAGE LOANS THAT ARE NOW CAUSING THE HOUSING MARKET TO COLLAPSE IN SO MANY AREAS!

I've already discussed this with the county and have more information further down the page concerning my meeting today.

BOTTOM LINE: STOP VOTING-IN THESE DAMNED KANAWHA COUNTY SCHOOL LEVIES!! STOP IT NOW!! YOU DO-GOODERS ARE DRIVING PEOPLE OUT OF THEIR HOMES BY ENABLING THIS DAMNED SCHOOL SYSTEM TO TAKE YOUR MONEY AND YOUR HOMES AND SQUANDER IT! OVER 300 MILLION DOLLARS FOR ABOUT 28 THOUSAND KIDS? DO THE MATH PEOPLE! ANYONE VOTING FOR ANOTHER LEVY OUGHT TO BE RIDICULED AS A FREE SPENDING MORON!

You can get it reversed IF you have an appraisal of your own and 60% of that figure is than the county's.

I have NEVER voted FOR a School Levy. I NEVER will! These kids are spoiled rotten. The people running the schools are spoiled rotten. I don't know about the teachers (they put up with much) spoiled status. More money from me is not an option as far as I am concerned.

How are you connecting a School Board Levy with an increase in property values. This is Rush Limbaugh tactic - take one issue and mesh it with some other issue and make it 5 times as worse because of the "connection."

Jim must no nothing about WV or Kanawha County. I noticed on my last property tax reciept that approximately 46% went to Kanawha county schools.

The only other option the county has to increase their share is to re assess property values. It being going on like crazy over the last year.

They are just finnally getting around to you Jerry.

Check and see how many properties have been recently re-assessed.

They have to make up for that big loss on Sandy Bre property auction screw over and now they are screwing over its citizens.

every 3 years we have to actually check every Pracel in the county to see if there are any changes.

Every couple of months we look at the sales of each area in the county. If those sale prices are more or less than 10% of what we have your house on the books for we will reappraise it.

Only after that the property values are set for the year the tax rates are figgured out.

The county CAN NOT just raise property values to make more money. That is against the law, and trust me the state keeps VERY close watch on Kanawha countys prop value.

Also, the housing market collapse isn't really going to affect this area. WV and Charleston in general has a pretty stable market compared to L.A., Denver, or Las Vegas for example. No where to build here! lol

The real market crush comes from areas that have bookoo's of new development and new homes. So I certainly don't see the connection with the housing market collapse in the rest of the country and property taxes locally.

How come my property taxes have gone up by a factor of 5 since I bought my house in 1980. Who believes my house has appreciated by a factor of 5 can buy it for a factor of 4.

The real market crush comes from areas that have bookoo's of new development and new homes.

The real market crush was caused by ignorant people who believed the government was helping them buy a house which was far beyond their means. The crush is affecting people all across the financial spectrum because they were looking for a free lunch. The MSM has emphasized the "low income idiots" because the government is supposed to take care of them.

Granted, the people should have known better than to take out a loan more than 80% of their property value, but still.... the true fault lies with the mortgage companies and banks and appraisers.

First of all, the appraisers were valuing the homes based on what the mortgage co./banks were wanting....regardless of the fact that they were mortaging a home over value. So it's a collusion between the banks and appraisers. Basically, money needed to be had and the more loans equaled more money.

Had the banks and mortgage companies not been (greedy) abliged to grant these stupid loans, none of this would have happened.

But it's so typical to blame stupid poor people isn't it? Makes ya sleep better knowing they deserve it, eh?

Ok all you professional appraisers.. let me lay it out for you:

1... To hire a good appraiser would cost as much as the increase.

2... About 75% of ALL property taxes go to the school system (not 40)

3...We are reappraised every 3 years, so it was just "yesterday" almost that they upped our taxes a great deal already.

4... The STATE dictates what the counties charge in property taxes. In other words, people at the state look around and guesstimate whether property values are up.. or down. Then they look to see if the counties are following suite as far as their assessments. In the case of Kanawha, the state said "you're not charging enough. RAISE EM!" So that's what the county is now doing.

HOW DID THE STATE DETERMINE THIS? Did they not notice that we're DEAD LAST in everything? Did they not notice that people are leaving the state to get jobs? Did they not notice that there's a housing collapse all over the nation? Did they not notice that this isn't Palm Springs? Did they not notice that the retirees cant bear-up under the weight if these inflated taxes? How can ANYONE at the Statehouse sit there and just decide to raise everyones taxes based only on the fact that they are squandering our money like never before?

This is a smaller version of what happened in Pittsburgh, and like Pittsburgh, they'll be nothing left here but HUD homes and a few mansions before it's over. This is an outrage any way you look at it.

This all goes back, boys and girls, to Gaston Cappertax.

After he passed the largest tax increase in state history (and took a state that actually operated on a cash basis on the path to its current deep debt), this was not enough. Government never has "enough".

So there was property taxes. Residential property has been underappraised dut to inflation for decades. In one fell swoop he set you on the path you are on. The massive and unconstitutional statewide reappraisal and continual reappraisal forever.

And government given more money, spent more money. It always does.

The bond levies are just another part of the scam. The basic property tax is more than enough. But government tells the weakminded that it will have to start shooting every third kid if they don't get their latest levy. And they keep revoting until you get it right.

Remember that Kanawha County has 6500 LESS students than in 1990.

Vote no. Every time.

Federal Education dollars sent to WV

Fiscal Year Approx Dollar Amount
2006 $86 M
2005 $175 M
2004 $354 M
2003 $321 M
2002 $260 M
2001 $175 M
2000 $99 M

So in 2006 we actually got less assistance from the federal government for education than we did in the year 2000.

And, obviously most federal education aid (aid being the operative word, since the primary funder of schools is, and is supposed to be, local) is population based. As more and more leave the One Party Government, the aid goes with them to their new homes, where they have enlightened two party government.

"but still.... the true fault lies with the mortgage companies and banks and appraisers." "So it's a collusion between the banks and appraisers."

So, if you pay $100,000 for a Cobalt, is it the greedy car salesman and dealership who are at fault, not you?

If the buyers didn't make the mistakes, why didn't more people go crazy and buy houses they couldn't afford. The government can't correct all of the mistakes made by those looking for a free lunch.

Ignorance can be remedied; stupidity is forever.
